Minimal increase in local house prices

Data aggregated from the Residential Property Price Register shows that the average price of a home in Mitchelstown in 2024 was €190,000, an increase of 1% from last year’s data.

57 properties were sold, four more than the period from December 2022 to November 2023. Unsurprisingly, none of the houses sold were new buildings.

FERMOY

Meanwhile, the average house price in Fermoy is €235,000, a value increase of 3%. Last year 85 houses were sold, a dramatic decrease from 2023 when 141 houses were sold. Nine of these properties were new, and 76 secondhand. The average price of a new house was €343,000, and of a previously owned residence, €227,500.

MALLOW AND MIDLETON

Meanwhile, house prices in nearby Mallow and Midleton are substantively higher, and house prices in both towns have dramatically increased since last year compared to Fermoy and Mitchelstown. 

The average house price in Mallow last year was €280,313, an increase of almost 20% while in Midleton, it was up 15% and now stands at €360,000. Of the four towns, Mallow saw the most houses sold with 248 new builds changing hands and 92 previously-owned. Midleton, meanwhile, saw 121 new houses sold and another 173 previously-owned sold in the same timeframe. 

The average price of a home in Cork is €330,000. In 2024, 1,918 new houses were sold throughout the county, with 5,068 previously-owned units sold. 

The data comes from the website proper.ie and covers the period of December 2023 to November 2024. The site aims to tackle a ‘lack of transparency’ in the Irish housing market by presenting publicly available data to the would-be house buyer in Ireland.
